Dream House (Monte Flor Gated Community)

🇺🇸 HOUSE RULES:

CHECK-IN AND CHECK-OUT:

• Check-in from 2:00 PM onwards.

• Check-out by 12:00 PM.

• Grace period for check-in between 2:00 PM and 9:00 PM, and check-out between 8:00 AM and 2:00 PM.

• Late check-in or extended check-out outside these hours will incur a R$ 100 fee to cover extra staff hours.

ITEMS PROVIDED:

• Bed linens and towels are provided (no changes during the stay).

• Breakfast is not included.

REQUIRED INFORMATION:

• Full name and ID number of all guests must be provided.

• Vehicle license plate, color, and model must be informed.

PARKING:

• The house has ample parking for up to 4 cars.

CAPACITY AND VISITORS:

• Maximum capacity of 12 people (adults and children).

• No visitors allowed beyond the 12 guests.

• Exceeding the maximum capacity is prohibited. The management may inspect without prior notice, request immediate departure, and consider it a contract breach without refund.

DEPOSIT AND FEES:

• Security deposit of R$ 800, due 24 hours before check-in via bank transfer or Pix. Refund after check-out inspection.

• Cleaning fee: R$ 420. The fee ensures the property is delivered clean, organized, and linens washed. Please leave the property in similar condition.

• Housekeeper service available at R$ 120 per day (8:00 AM to 4:00 PM).

• A R$ 200 fine will be applied or withheld from the deposit if the property is returned in poor condition (trash, dirty dishes).

EVENTS AND UNAUTHORIZED GUESTS:

• No events allowed (parties, gatherings with live or electronic music).

• Only authorized guests allowed.

PROOF OF PAYMENT:

• Security deposit payment proof must be presented before entry.

SILENCE AND RESPECT FOR NEIGHBORS:

• Respect quiet hours, especially at night, to ensure all guests and neighbors can rest peacefully.

• Loud noises disturbing neighbors are prohibited at any time.

USE OF FACILITIES:

• Use facilities carefully to avoid damages. Any damage will be deducted from the deposit.

• Do not move furniture or utensils without permission. A R$ 100 fine will be deducted from the deposit if violated.

PETS:

• Notify in advance if bringing pets.

SAFETY:

• Keep doors and windows locked when leaving to protect your belongings.

MAINTENANCE AND REPAIRS:

• Report maintenance issues promptly to the support team for quick resolution.

WATER AND ENERGY USE:

• Be conscious of water and electricity use to avoid waste.

• Electricity consumption will be charged at R$ 1.50 per kilowatt.

POOL AND COMMON AREAS:

• Follow safety and hygiene rules. Children must be supervised by an adult at all times.

PROHIBITED ITEMS:

• Illegal drugs or controlled substances are forbidden on the property.

• Smoking is prohibited inside; designated outdoor smoking areas are available.

CHECK-OUT:

• Trash must be properly bagged to avoid insects.

• All dishes should be washed.

• Ensure all air conditioners are turned off.

• Check personal belongings before leaving; we are not responsible for lost items.

OTHER NOTES:

• Private pool heating is included.

PET RULES:

• Pets cannot go on beds, sofas, armchairs, hammocks, use pillows or bed and bath linens, or lie on rugs during day or night.

• Pets cannot be confined to the room for more than 3 hours during the day; at night they must stay in the owner’s room.

• Pets are not allowed in the pool.

• Owner is responsible for any damages caused by pets.

• We are not responsible for any incidents involving pets (the property is not fully fenced).

ENVIRONMENTAL NOTICE:

• The area is located in the Atlantic Forest biome, home to diverse wildlife and flora protected by law. We do not take responsibility for any incidents involving local fauna and flora. We appreciate your cooperation in preserving the environment.
